Sexsmith Road runs behind the Aberdeen block, a short street doing a great deal of quiet work in the Golden Village. The offices sit here. Brokerages, immigration consultants, accountants, the professional services supporting a district whose retail frontage gets all the attention. A real estate office belongs on a street like this one.
Property management is the underrated half of what a brokerage does in this city. Richmond holds a very large share of investor-owned condos, particularly in the City Centre towers, and plenty of those owners do not live in the province, let alone the city. Somebody has to keep those units tenanted, maintained and legal, and that work never shows up in the market commentary.
Richmond's housing market has its own logic and it does not reliably track Vancouver's. Condo and townhouse stock dominates through the centre, single-family neighborhoods run across Broadmoor, Blundell and Seafair, and Steveston holds a small expensive pocket of village housing. Presale activity in the City Centre has run heavy for a decade. Anyone buying here should work out which of those markets they are actually in, because the pressures on a Brighouse tower and a Steveston bungalow have very little to do with each other.
Brokerage choice in this city is a question about the individual agent rather than the office name, more so than in most places, since the relevant expertise is often neighborhood-specific and language-specific. Ask what the person has sold in the area you care about. Then ask when, because a track record from the last cycle tells you far less than one from the last six months.
