The separate island north of the Middle Arm, given over almost entirely to Vancouver International Airport. Burkeville, the small 1940s townsite beside the runways, is its only residential neighborhood. Airport hotels, freight forwarders, car rental and round-the-clock food service make up most of the business activity, with Iona Beach Regional Park at the north tip.
Sea Island lies north of the Middle Arm of the Fraser River, a separate island reached by bridge and by the Canada Line branch that runs out to the airport. Vancouver International Airport takes up almost the entire island, and the road pattern reflects that. Miller Road, Russ Baker Way, Inglis Drive and Templeton Station Road exist to move passengers, staff and freight rather than to serve shopping streets, and Iona Beach Regional Park occupies the north tip where the land runs out into the estuary.
Burkeville is the island's only residential neighborhood, a small 1940s townsite built beside the runways. It is the one part of Sea Island laid out as housing rather than as airport land, and everything around it belongs to the airport and to the industry that supports it.
Business on Sea Island follows the airport's timetable rather than a neighborhood's. Hotels, freight forwarders and car rental operations make up much of the commercial base, and food service runs around the clock because arrivals and departures do not stop at closing time. Restaurants, bars and pubs, bakeries, ice cream and dessert counters and convenience stores all trade in that context, serving travelers and airport workers rather than a walk-in local trade.

The island is reached across the Middle Arm rather than walked to from the rest of Richmond, and its business base stays tied to the airport rather than to any neighborhood around it.
