Choosing a builder is the hardest category on any directory, because the useful information is almost never written down anywhere. Referrals, a phone number and work you can go and look at count for more than a website ever will. Plenty of good builders in this region have never needed more than that, and treating a bare listing as a warning sign is usually a mistake.
Sea Island is the odd one out among Richmond's neighborhoods. It is the island the airport sits on, reached over the bridges from Bridgeport, and the non-airport part of it is a small residential pocket at Burkeville plus a working belt of offices, warehouses and light industry along Miller Road and Russ Baker Way. Nobody ends up out there by accident. For a contractor it is a sensible base, with quick access to the highway, the tunnel and the bridges into Vancouver, which covers most of a Lower Mainland service area.
Renovating in Richmond has quirks a local builder will already know about. Much of the housing sits on a floodplain with specific elevation requirements, the water table is high, and the older Broadmoor and Seafair houses are of a generation where you should expect surprises once a wall comes open. Working with someone who builds here regularly rather than someone crossing the bridge for one job counts on all three. Ask for license and insurance particulars, recent local references you can visit, and a clear answer on who is pulling the permits before work starts.
