Setting up a listing, moving the nightly rate as demand shifts, answering a guest at ten at night, getting the linens turned around between stays: short-term rental management is a stack of small recurring jobs, and this business takes them on for owners who would rather not spend their evenings and weekends there. Management comes in three separate service tiers rather than one package, and each one states which jobs stay with the owner. The Essentials covers professional listing setup with high-quality photography, listing copy written to turn views into bookings, dynamic pricing with rates adjusted monthly, and a dashboard reporting bookings, revenue and occupancy, leaving guest messaging, cleaning and maintenance to the owner. The Concierge adds guest communication before booking, at check-in and during the stay, review management, calendar synchronisation across the platforms a listing runs on, and small fixes such as Wi-Fi resets and lock codes, though cleaning, stocking and general maintenance stay on the owner's side.
Only at the top level do turnovers leave the owner's hands. That third tier takes on cleaner scheduling and quality checks, restocking of linens, toiletries and consumables, maintenance coordination with vendors, emergency response, guest support around the clock and seasonal revenue planning, leaving an owner with major renovations and little else. Fees at every tier are charged as a percentage of monthly rental revenue instead of a flat amount, which the company frames as tying what it earns to what the property earns.
Behind the nightly rate sit real-time tools that track seasonality, demand, local trends and competitor performance. Rates are revisited each month, and owners watch the numbers move through a revenue dashboard rather than waiting on a statement. Airbnb is the one booking platform the company names, and calendar synchronisation is offered across whichever other platforms a listing appears on.
Two couples run the operation, and all four are Airbnb Superhosts who still host guests in properties of their own.
